Outputs do not constitute regulated financial advice, a RICS valuation, or a mortgage valuation report. Valuations are model-generated estimates provided for use within lender policy and referral rules. Lenders are responsible for their own decisioning processes.

YieldScout is aligned with UK GDPR. Property address data and personal contact information submitted via the platform is processed only for the purposes of delivering the valuation service.
We do not sell or share personal data with third parties for marketing purposes. Data is retained only as long as necessary for the delivery of the service and to meet audit and regulatory obligations.

Automated Valuation Model outputs are statistical estimates based on property data and market comparables. They carry inherent uncertainty, reflected in the value range and confidence level returned with every valuation.
YieldScout outputs are designed to be used alongside lender referral rules - not as standalone regulated valuations. Lenders are responsible for configuring appropriate confidence thresholds, referral policies, and governance procedures for their use case.
Results for properties outside the model's intended scope (see validation documentation) should be treated with additional caution and routed to manual review.
